Because Their Job is to Sell, Not to Protect You.
Buying a home is the dream of every middle-class family. But what most people don’t realize is that the builder or broker never tells you the full truth. Here are the secrets that can save you lakhs of rupees and years of stress.

Possession Will Almost Always Be Delayed
• What they promise: “You’ll get your home in 2 years.”
• What happens: Most projects in India are delayed by 2–5 years, and some drag on for a decade. Meanwhile, you pay both rent + EMI.
Approvals Are Often Pending
Many projects are launched before all permissions are in place. Later, when approvals don’t come, the project gets stuck, leaving buyers helpless.
Agreements Are Always One-Sided
Builders insert clauses that protect only them, not you. For example:
• If you delay payment – you pay 18% interest.
• If they delay possession – they pay you almost nothing.
Carpet Area is Less Than What’s Promised
Agreements may say 700 sq ft carpet area, but after possession, you find it’s only 650 sq ft. Builders use ‘super built-up area’ to inflate figures.
Builder’s Past Record Matters (But They Hide It)
The glossy brochure never tells you how many past projects were delayed, incomplete, or under litigation.
Why Legal Due Diligence is Essential
That’s why property document verification and due diligence is so important. We help you check legal papers, approvals, and builder history, so that your life savings stay safe.
